What is Landlord and Tenant Board (LTB) Mediation?

Mediation is an optional, confidential resolution process offered by the LTB, where a neutral mediator helps both parties — landlord and tenant — come to an agreement without going to a formal hearing.

Mediations are often faster, less stressful, and more flexible than a full adjudication. They’re usually held over Zoom or phone and can resolve everything from rent disputes to move-out terms.

If you want a faster resolution without risking a hearing loss, LTB mediation could be your best move.

When Mediation Makes Sense

We recommend considering mediation if:

  • You want to recover rent and avoid delays
  • Your tenant has partial payments or payment plans to offer
  • You’re open to move-out terms (e.g. a specific date)
  • You want to enforce terms with an LTB Consent Order
  • You want to avoid a hearing or tenant backlash

You don’t need to agree to a bad deal — with the right strategy and rep, you can negotiate strong terms and still walk away protected.

What We Do in LTB Mediation

Our mediation representation includes:

  • Reviewing your notices and application to ensure compliance
  • Preparing a strong position (rent ledgers, lease, communication history)
  • Attending mediation with or on behalf of you
  • Negotiating enforceable Consent Orders (if appropriate)
  • Ensuring all terms are documented clearly
  • Providing post-mediation support and next steps

You stay in control. We handle the legal tactics and documentation.

Why You Need a Paralegal at Mediation

Landlords often show up alone, and it backfires:

  • They get pressured into weak deals by tenants who know how to manipulate the process.
  • They miss opportunities to lock in enforceable Consent Orders.
  • They fail to get proper terms in writing, causing future enforcement headaches.

That’s Where We Come In.

Our licensed paralegals attend mediation with you (virtually), speak on your behalf, and negotiate smart settlements — all while protecting your rights under Ontario’s Residential Tenancies Act (RTA).

“Damian Cordaie is an outstanding paralegal. We cannot say enough about his knowledge of LTB legal issues, his compassion and his responsiveness. When as small landlords, we were dealing with terrible circumstances, he took the time to listen, provide support and reassurance. He did all of the necessary forms and preparation to effectively represent us at the hearing. We are very pleased with the outcome and with Damian helping us through the process, our stress was much more manageable than it would have been otherwise. We would highly recommend anyone looking for a great paralegal for LTB problems.”

LTB Mediation FAQs for Ontario Landlords

Have questions about how mediation works, what to expect, or whether it’s right for your case? You’re not alone.

Our FAQ section covers the most common concerns Ontario landlords have — from how LTB mediation differs from hearings, to how settlements are enforced through Consent Orders.

We want you to move forward with full confidence — knowing exactly how the process works and what your rights are at every step.

  • 1. What is LTB mediation?

LTB mediation is a voluntary, confidential process where a neutral mediator helps landlords and tenants reach a mutual agreement — without a formal hearing.

It’s often faster, less stressful, and more flexible than going before an adjudicator.

  • 2. How long does mediation take?

Most mediations are scheduled for about 45 to 90 minutes, depending on the complexity of the case.

Some can resolve in as little as 30 minutes, especially when both parties come prepared with clear expectations.

  • 3. Do I need a paralegal for mediation?

It’s not required, but highly recommended.

Having a licensed paralegal means you’ll avoid costly mistakes, negotiate better terms, and ensure your agreement is legally enforceable through a Consent Order.

Many self-represented landlords get pressured into weak deals — we help you avoid that.

  • 4. Is mediation in person or virtual?

Most LTB mediations are conducted virtually over Zoom or by phone. You don’t need to travel, and we’ll attend with you or on your behalf.

We prepare everything early to eliminate errors, prevent delays, and keep your case moving—smooth, compliant, and efficient.

  • 5. What can be resolved in mediation?

    Mediation can settle:

    • Rent arrears & payment plans
    • Move-out timelines
    • Maintenance or repair disputes
    • Other lease-related terms
    • Consent Orders to avoid hearings
    • Almost any issue within the LTB’s jurisdiction can be mediated.
  • 6. What happens if mediation doesn’t work?

If no agreement is reached, your matter proceeds to a formal LTB hearing.

The mediator has no authority to make a ruling, and nothing you say in mediation can be used against you later — it’s strictly confidential.

Real Results, Real Fast

Mediation doesn’t mean giving in.

It means resolving on your terms.

Many LTB mediations result in:

  • Tenant agreeing to a payment plan with clear default clauses
  • Agreement to vacate the unit by a fixed date
  • Avoidance of full hearings and cross-examinations
  • Stronger enforceability through Consent Orders
