1. What is an T6 Application?
A T6 is a tenant application you file with the LTB if your landlord fails to repair or maintain your rental unit or building as required by law.
It allows you to request repairs, rent reductions, compensation, or reimbursement for expenses you had to pay due to the landlord’s neglect.
2. When should I file an T6 Application?
You should file a T6 after you’ve made reasonable repair requests to your landlord and they’ve ignored, delayed, or refused to fix the issue.
You can also apply if the landlord violates health, safety, or maintenance standards — even if you’ve since moved out.
3. Can I still apply if my landlord fixes the problem after I file?
Yes. Even if the repair is eventually made, you may still be entitled to rent abatement (reduction), compensation for damages, or reimbursement of expenses caused by the delay.
4. Can filing an T6 make my rent go up or cause retaliation?
No. Under Ontario’s RTA, it’s illegal for a landlord to retaliate against a tenant for exercising their rights — including filing a T6 Application.
⚠️Important: If retaliation occurs, it can form the basis for an additional complaint.
5. What kind of evidence do I need for my T6?
Keep copies of all repair requests, emails, photos, videos, inspection reports, or receipts for any repair or cleaning costs you covered.

6. What can I ask for in an T6 Application?
You can request:
- That your landlord be ordered to complete the repairs

7. Can I file if I already moved out?
Yes. You can still apply for compensation within one year of moving out if the issues occurred while you were a tenant.
8. Do I need a lawyer to file an T6?
